Canadian direct insurance wont give us property insurance because we have a three bedroom suite?

We have a 3 bedroom legal suite downstairs and were told by canadian direct that they wont give us property insurance because they will only insure TWO unrelated people downstairs. They said three bedrooms and up is considered a rooming house! Is this legal? Isnt this discrimination? Im really choked about this.

Will property insurance compensate for damages under the following condition?

Home has an unpermitted room and bathroom downstairs. However, if there’s damage caused to the home such as a fire let’s say, and the source of the damage is *not* the unpermitted units. I’d hate to have to cough up all the money to legalize these units, which came with the house when purchased.

I live in a hurricane zone and apart from that I have always been afraid of fire or earthquakes. The cost is almost prohibitive, but my house is now insured, in time for the hurricane season and I feel so much more relieved.

My friend says one of the dictums of insurance is that if you can replace it yourself then you shouldn’t insure; if you can’t then you should.

What do you think?
